PPM benefits business and saves money
Planned Preventative Maintenance
Here at KPFM, we provide a wide range of facilities maintenance services for buildings and workplaces across the United Kingdom. With over two decades of industry experience and a highly skilled team, KPFM are able to respond to all requests for preventative and reactive maintenance.
Our PPM is based around the industry standard BESA SFG20 prescribed maintenance schedules, utilising the detailed labour loading data and task schedules. We combine the asset information and the service level requirements provided by the customer, to craft an annual PPM schedule for your business, building or workplace..
What is Planned Preventative Maintenance?
Planned Preventative Maintenance (PPM) is the scheduling of maintenance tasks ahead of time. This maintenance schedule is regular and takes place while assets are still fully functioning. As well as being highly useful when performed on systems and equipment, having a Planned Preventative Maintenance schedule for buildings is also beneficial.
Following these scheduled visits to site, we provide full reports and appropriate certificates, as well as any proposal for additional work that may be required.
Why is PPM important?
PPM allows a business, building or workplace to ensure that all hard assets from heating through to air conditioning, electrical and fire systems, are working as they should be, and is also vital in remaining Health & Safety compliant. PPM proactively prevents issues that may affect systems and equipment. For facilities that have lots of critical equipment on-site, PPM will give peace of mind that these systems are being inspected regularly.
Each task is designed to identify and prevent early signs of equipment malfunction. By missing out on regular maintenance, the risk of a piece of equipment failing increases.
However, with regular maintenance, a business is more likely to benefit with reduced downtimes, whilst able to utilise resources more efficiently. In the long term, PPM can save money and time that would otherwise be spent repairing or replacing an asset should it break down entirely.
PPM Compliance
While PPM is a useful option for certain assets, it is mandatory for many others including Electrical and mechanical systems, Fire and Life safety systems, emergency lighting, gas systems, and water and air conditioning systems.

Who needs PPM?
Any business with a significant number of employees or assets, which operates with expensive equipment and systems would benefit from a PPM schedule. Below are some of the systems that will benefit from PPM.
Plumbing and hot water
Cleaning and sanitation
Access control, security and CCTV
Fire & Life safety systems
Heating, ventilation and air conditioning
Power and lighting
If one of these were to break down, it would no doubt disrupt the working environment. The solution at this point would be to call for reactive maintenance to resolve the issue, however, relying on reactive maintenance is not ideal.
We may not have the parts required to complete a repair, or it simply might be incredibly expensive to have this kind of maintenance work done at short notice. All of this can be mitigated by having a PPM schedule in place.
